Birkdale sits on the northern half of the bayside spine, between Thorneside and Wellington Point, with established low-rise housing, mature street trees and the Aquatic Paradise canal estate on its waterfront edge. Redlands Blocked Drains is a local referral service. We put you in touch with QBCC-licensed local drain plumbers who service Birkdale.
Why Birkdale drains block
Birkdale is old enough to have a lot of jointed vitrified clay and earthenware sewer and stormwater line still in service, laid in short sections with a joint every metre or so. Decades of ground movement have opened the joints, and the mature plantings along the older streets have found them. The resulting root mat catches paper and waste until the line blocks, and it regrows after every clear, which is why recurring blockages here almost always end up as a camera and relining conversation rather than a third clear.
The second factor is the ground. Birkdale runs down to the bay on flat, low land, so stormwater runs have very little fall and carry their sediment slowly. Silt settles in the pipe. In a summer storm at high water, the system surcharges because it cannot discharge, which the surcharge page explains properly.
Aquatic Paradise
The Aquatic Paradise canal estate is a different job to the streets behind it. Salt air and salt water shorten the life of grates, gully risers, covers and older metal fittings, so the metalwork wears out well before the pipe does. Access along the side of a canal-front house is often tight, with paving, a pool or a terrace between the house and the boundary, which makes a no-dig repair considerably more attractive than an excavation. Values are high and a water event is expensive, so a camera survey between tenancies or before a sale is money well spent rather than an upsell.
The council's three-step test
Redland City Council publishes a short diagnostic worth running before you call anyone.
- One fixture slow and the rest of the house fine means the problem is most likely in your home's plumbing.
- The overflow relief gully overflowing while no water is being used on the property means the blockage is likely to be in the council's sewer main. Clear any obstruction, check the grate moves freely, then contact the council.
- An inspection opening that holds water or drains slowly while an indoor tap runs means contact the council. Dry means the house plumbing, so call a plumber.
The sewer mains in the sewered parts of the Redlands belong to Redland City Council, through its water and wastewater business, City Water (previously Redland Water). Your own drain line, from the house to the connection point, is yours. Where the main is the council's, its reimbursement process needs a plumber to confirm the blockage and needs it reported immediately for a reference number. The full guide covers the sequence.
What clearing a blocked drain involves
The licensed drain plumbers we work with usually start with a CCTV drain camera to find the blockage and check the condition of the pipe, then clear it with jet blasting, which cleans the pipe wall rather than punching through the blockage. Where the camera shows roots have cracked old clay, relining seals the joints from inside, usually without digging, and the tree stays where it is.
A standard clear typically costs $150 to $400. A camera inspection runs $249 to $600, or $350 to $900 combined with jetting. Relining typically runs $3,000 to $8,000 or more. You get a price before any work starts.
Frequently asked questions
Does canal frontage change the drain job?
The pipe behaves the same. The metal does not. Expect grates, risers and fittings to be in worse condition than inland, and expect access to be tighter.
My stormwater pit fills and stays full. Blocked?
Possibly silt, possibly no fall left, possibly tidal surcharge. A camera is the only way to tell them apart, and the answer determines whether clearing it is worth anything.
Who looks after the drainage in a canal estate?
Your property's drainage is yours. Canal revetment walls and the waterway itself are a different matter with its own arrangements, and the council is the place to start on those.
My house is 1970s. Should I camera the drains before renovating?
If you are about to pave, build or landscape over the line, yes. Finding a failing pipe after the new patio is poured is the expensive version.
