Wellington Point is the leafy, established end of the bayside strip, with the reserve and the walk out to King Island, the old village centre, and streets of mature gardens on generous blocks. It is one of the two suburbs where the trees are the drainage story. Redlands Blocked Drains is a local referral service. We put you in touch with QBCC-licensed local drain plumbers who service Wellington Point.

Why Wellington Point drains block

Start with the pipe. Wellington Point has been built on for a long time, and behind the village and along the older streets there is a great deal of jointed vitrified clay and earthenware sewer and stormwater line in the ground, laid in short sections with a joint every metre or so. Ground movement over the decades has opened those joints.

Then add what makes the suburb attractive. Big established figs, eucalypts, melaleucas and decades-old garden plantings, on blocks big enough to have let them get properly large. Fine feeder roots find any joint that weeps, thicken inside the pipe, and grow into a mat that catches paper and waste until the line stops. This is the most reliable root-intrusion profile in the Redlands, along with Ormiston.

Close to the foreshore the ground is flat and tidal, so stormwater runs have little fall and sediment settles. In a heavy summer storm at high water you get surcharge rather than a blockage, which the surcharge page covers.

The tree is not the problem to solve

It is tempting, on a block with a thirty-metre fig and a drain that blocks every winter, to think the answer is the tree. In the Redlands it mostly is not, and often cannot be.

Most of the mainland sits inside the state's koala habitat area and koala priority area mapping under the Planning Regulation 2017, the Nature Conservation koala conservation plan has its own rules for clearing koala habitat trees, and the council runs an environmental significance overlay in the Redland City Plan plus a local law protecting vegetation on private property. Felling, or excavating through a protected tree's root zone, is a permit question with a real chance of an answer of no, and the contractor confirms what any job needs before quoting.

The practical answer is better anyway. The roots come out of the pipe, the pipe gets relined so there is no open joint left for them to enter, and the tree stays where it is.

The council's three-step test

Redland City Council publishes a short diagnostic that costs nothing to run.

The sewer mains in the sewered parts of the Redlands belong to Redland City Council, through its water and wastewater business, City Water (previously Redland Water). Your own drain line, from the house to the connection point, is yours. The council also states the inspection opening is the owner's to install and maintain, and on a Wellington Point block it is frequently buried under a garden bed. The full guide covers the reimbursement path.

What clearing a blocked drain involves

The licensed drain plumbers we work with usually start with a CCTV drain camera, then clear the line with jet blasting, which cuts the root mass out and cleans the pipe wall rather than making a hole in it. For a line that has blocked more than once, relining is the lasting fix.

A standard clear typically costs $150 to $400. Root clearing runs $250 to $600. A camera inspection runs $249 to $600, or $350 to $900 combined with jetting. Relining typically runs $3,000 to $8,000 or more. You get a price before any work starts.

Frequently asked questions

My drain blocks every year at the same time of year. Why?

Roots are most active in the warm, wet months, so a line with root intrusion gets noticeably worse each wet season. That pattern is close to diagnostic on its own.

Can I get a root barrier installed instead?

Sometimes, but trenching a barrier through an established tree's root zone is the same permit question as excavating near it. A camera survey and a liner usually get you a better outcome with less risk.

I cannot find my inspection opening.

Common here. It is usually a capped riser between the house and the boundary, often near where the line leaves the house, and on these blocks it is frequently under mulch or a garden bed. A plumber can locate it, and it is worth knowing before you need it.

Is relining really cheaper than replacing the pipe?

Where the pipe is structurally present, usually yes, because the expensive part of a replacement is rarely the pipe. It is the garden, the driveway or the paving above it.
