Capalaba is the working hub of the Redlands, the retail and light industrial centre on the western side of the city, with 1960s to 1980s housing around it and the council's Capalaba wastewater treatment plant nearby. It has more rental stock, more flats and more commercial premises than anywhere else in Redland City, and that changes the drain problems. Redlands Blocked Drains is a local referral service. We put you in touch with QBCC-licensed local drain plumbers who service Capalaba.
One thing to clear up first, because it causes real confusion. Capalaba West is a Brisbane City locality, not part of Capalaba, and it is outside Redland City. If your rates notice says Brisbane, this is not your council and the processes on this site are not yours.
Why Capalaba drains block
Three patterns, and they overlap.
Shared lines. Flats, townhouses and strata complexes put many households on one stack or one shared run. Grease, food scraps and wet wipes build up out of sight until the lowest fixture in the lowest unit takes the overflow. The first question is almost always whether the blockage sits in one lot's branch or in common property, and a camera answers that quickly and cheaply compared with the alternative, which is an argument.
Commercial and food premises. Kitchens, workshops and light industrial sites put things down drains that houses do not. Fats, solids and sediment coat the pipe wall and narrow the bore until a normal day's flow backs up. Jetting is the method that actually cleans that, rather than punching a hole through it.
Older residential stock. The 1960s to 1980s brick-and-tile around the centre is old enough for jointed clay and early PVC, and old enough for the trees planted with it to have reached the joints.
The council's three-step test
Redland City Council publishes a short diagnostic, and it is worth running before you call anyone.
- One fixture slow and the rest of the house fine means the problem is most likely in your home's plumbing.
- The overflow relief gully overflowing while no water is being used on the property means the blockage is likely to be in the council's sewer main. Clear any obstruction, check the grate moves freely, then contact the council.
- An inspection opening that holds water or drains slowly while an indoor tap runs means contact the council. Dry means the house plumbing, so call a plumber.
The sewer mains in the sewered parts of the Redlands belong to Redland City Council, through its water and wastewater business, City Water (previously Redland Water). Capalaba's wastewater is treated at the council's own Capalaba plant. Your own drain line, from the house to the connection point, is yours. Where the blockage is the council's, the council's reimbursement process needs a plumber to confirm it and needs the blockage reported immediately for a reference number. The full guide covers the order of operations.
In a strata building there is a third party to the question. Common property drainage is generally the body corporate's, and a blockage inside one lot's own fixtures usually falls to that owner, so tell the building or body corporate manager as well as requesting a quote.
What clearing a blocked drain involves
The licensed drain plumbers we work with usually start with a CCTV drain camera to find the blockage and establish whose line it is on. For grease-coated shared lines and root-filled clay pipes alike, jet blasting is the method that cleans the pipe wall. Where several units back up at once it is treated as a blocked sewer and traced to its source.
A standard clear typically costs $150 to $400. A camera inspection runs $249 to $600, or $350 to $900 combined with jetting. Relining a damaged section typically runs $3,000 to $8,000 or more. You get a price before any work starts.
Frequently asked questions
Our unit block has a blocked drain. Who pays?
It depends where the blockage sits. A fault in a pipe that only serves your lot is usually the owner's cost, while common property lines are usually the body corporate's responsibility. The body corporate manager and the camera footage settle it.
We run a kitchen. Do we need something different?
Commercial food premises generally need grease management as well as drain clearing, and a line that is cleaned on a schedule blocks far less often than one cleared when it fails. Say it is a commercial site when you request a quote.
Is Capalaba West the same as Capalaba?
No. Capalaba West is in Brisbane City. Capalaba is in Redland City. Different council, different processes.
My drains block every few months. Why?
Recurring blockages mean roots, grease or a damaged pipe, not bad luck. A camera inspection shows which, and that determines whether you need a clear, a cleaning schedule or a repair.
