Redland Bay is two or three places inside one locality, and a plumber who treats them the same will get it wrong. There is the old bay-front village and the Weinam Creek terminal, there are the newer estates behind it, and there is rural non-urban land that is not connected to a sewer at all. Redlands Blocked Drains is a local referral service. We put you in touch with QBCC-licensed local drain plumbers who service Redland Bay.
The old village
The bay-front village is the oldest part and it behaves like the rest of the old bayside strip. Jointed clay and earthenware sewer and stormwater line, mature trees along the streets, and root intrusion at the joints as the predictable result. Add flat, low, tidal ground, so stormwater runs with very little fall carry sediment slowly and drop it, and a king tide over a summer storm produces surcharge rather than a blockage. The surcharge page explains the difference and what can be done.
The newer estates
Behind the village, the newer estates are PVC with rubber-ringed joints and young trees. Roots are rarely the cause there. Wipes, cooking fat and nappies are, along with the occasional length of pipe that was laid without enough fall and has been holding water since the day it went in. If someone has quoted you for relining in a newer Redland Bay estate, ask to see the camera footage first.
The unsewered acreage
This is the part most sites miss. The council states that rural non-urban properties in the Redland Bay area and in the Native Dog Creek, Serpentine Creek and Upper Tingalpa Creek catchments use septic or on-site systems. On those blocks there is no council main in the question at all. The tank, the pump and the trenches or irrigation field are all yours, and a back-up is as likely to be a full tank, a failed pump or a saturated disposal area as a blocked pipe. The septic and on-site wastewater page covers how that diagnosis runs.
Weinam Creek
Weinam Creek is the terminal for the southern bay islands, and the vehicle barge that work vehicles cross on leaves from there. For a Redland Bay property that matters only in one way: parking and access around the terminal is a known pressure point, partly because of trade and construction demand. If you are enquiring about an island property rather than a Redland Bay one, the island pages set out what the crossing means for timing.
The council's three-step test
On the connected properties, Redland City Council's own diagnostic is worth running first.
- One fixture slow and the rest of the house fine means the problem is most likely in your home's plumbing.
- The overflow relief gully overflowing while no water is being used on the property means the blockage is likely to be in the council's sewer main. Clear any obstruction, check the grate moves freely, then contact the council.
- An inspection opening that holds water or drains slowly while an indoor tap runs means contact the council. Dry means the house plumbing, so call a plumber.
The sewer mains in the sewered parts of the Redlands belong to Redland City Council, through its water and wastewater business, City Water (previously Redland Water). Your own drain line, from the house to the connection point, is yours. On acreage and rural blocks that are not connected, the whole system including the septic tank is yours, and the diagnosis is different. The full guide covers the reimbursement path where the main is the council's.
What clearing a blocked drain involves
The licensed drain plumbers we work with usually start with a CCTV drain camera, then clear the line with jet blasting. On a long private run across acreage there are more joints and more places for waste to catch, so expect the job to take longer than a suburban one. Where roots have damaged old village pipe, relining is usually the answer and it keeps the tree.
A standard clear typically costs $150 to $400. A camera inspection runs $249 to $600, or $350 to $900 combined with jetting. Relining typically runs $3,000 to $8,000 or more. Septic and treatment system work is priced separately. You get a price before any work starts.
Frequently asked questions
How do I know if I am on sewer or septic?
Your rates notice and a look in the yard usually settle it. A tank lid, an inspection cover over a tank, or a pump alarm box on an outside wall means an on-site system. If you are unsure, a council property enquiry is the reliable answer.
Is a blocked drain on acreage a bigger job?
Usually. The run from house to boundary is longer, there are more joints, and access for a jetter and camera takes more setting up. Tell us it is acreage when you request a quote.
My estate is five years old. Why is the drain blocked?
Almost always something that went down it. New PVC line with rubber-ringed joints does not develop root intrusion, so a blockage in a new estate is a load problem rather than a pipe problem.
Can a plumber get to the islands from here?
The vehicle barge to the southern bay islands leaves from Weinam Creek, and crossing is a booked job. See the island pages for what that means, because it is not a same-morning arrangement.
