Sheldon is large-lot bushland living on the western edge of Redland City, between Capalaba and Mount Cotton: acreage, big gum trees, long driveways and very few footpaths. Its drains behave accordingly. Redlands Blocked Drains is a local referral service. We put you in touch with QBCC-licensed local drain plumbers who service Sheldon.

A boundary note, because Sheldon sits right on one. Several of Sheldon's neighbours to the west, including Burbank and Chandler, are Brisbane City localities. Sheldon is Redland City, so Redland City Council's processes are the ones that apply here.

Sewered or not

This is the first question on a Sheldon property, and it changes everything downstream. The council states that rural non-urban properties in the Redland Bay area and in the Native Dog Creek, Serpentine Creek and Upper Tingalpa Creek catchments use septic or on-site systems, and plenty of Sheldon acreage is in that category.

On an unsewered block there is no council main to find, nothing to report and nothing to reimburse. The drain line, the tank, the pump and the trenches or irrigation field are all yours, and a back-up is as likely to be a full tank, a failed pump or blower, or a disposal area saturated after heavy rain as a blocked pipe. The septic and on-site wastewater page covers the diagnosis and the pricing.

If you are not certain which you have, look for a tank lid, an inspection cover or a pump and alarm box on an outside wall. A council property enquiry is the reliable answer.

Why Sheldon drains block

Length. Houses set well back drain through long private runs. More pipe means more joints, more bends, more places for solids to settle, and more time locating a blockage.

Big trees. Mature eucalypts on large blocks are thirsty and their roots travel. A weeping joint on a jointed line is what they find.

Rain on sloping bushland. Heavy summer rainfall moves leaf litter, bark and sediment into stormwater runs and pits, and saturates an on-site disposal area from the far end.

Load and chemicals on a treatment system. A biological system is sized for a household's normal use and reacts badly to bleach and disinfectant in quantity.

Trees, koalas and bushfire

Sheldon is exactly the sort of ground the vegetation rules exist for. The state's koala habitat area and koala priority area mapping applies across much of the Redlands mainland, the Nature Conservation koala conservation plan sets rules for clearing koala habitat trees, the council runs an environmental significance overlay in the Redland City Plan, and the council's local law protects vegetation on private property. A bushfire hazard overlay also applies across the rural south.

So nobody on this site will offer to cut your trees down, grind out a stump or trench a root barrier through a protected root zone. The roots come out of the pipe, the pipe gets cleaned and relined where it is damaged, and the tree stays. Before any excavation, use Before You Dig Australia.

On a connected property, the council's three-step test

The sewer mains in the sewered parts of the Redlands belong to Redland City Council, through its water and wastewater business, City Water (previously Redland Water). Your own drain line, from the house to the connection point, is yours. On acreage and rural blocks that are not connected, the whole system including the septic tank is yours, and the diagnosis is different. The full guide covers the reimbursement path where it applies.

What it costs

A standard clear typically costs $150 to $400, with long acreage runs sitting higher. A camera inspection runs $249 to $600, or $350 to $900 with jetting. Relining typically runs $3,000 to $8,000 or more. On-site wastewater work is priced separately. You get a price before any work starts.

Frequently asked questions

Is my block in Redland City or Brisbane?

Sheldon is Redland City. Burbank and Chandler, to the west, are Brisbane City. Your rates notice settles it, and it determines whose processes apply.

Why is my acreage drain job more expensive?

Length and access. A long private run takes longer to camera and clear, and getting a vehicle-mounted jetter to the access point on a large block is part of the work.

The ground over my trenches is always wet. Is that normal?

Not really. Persistently wet, smelly or unusually green ground over a disposal area suggests the system is struggling, and that is a service and remediation question rather than a drain clearing one.

Can I clear a long run myself with a garden hose attachment?

It will not move a root mat or a settled solid in a long line, and plumbing and drainage work in Queensland requires a QBCC licence at any value.
